OUR FULL MANAGEMENT SERVICE

  • We will investigate any defects that come to our attention via the tenant or a third party.
  • We will manage all aspects of the signed Tenancy Agreement.
  • We will ensure that our landlords are kept up to date with relevant legislation & advise our landlords accordingly to ensure claims against them are minimised.
  • Under the provisions of the Rent Act 1977 the landlord is responsible for all repairs on the property and the contents supplied with it, except for damages caused through neglect or misuse by the tenants or their visitors. Landlords find that this element of their responsibility places lots of demands on the landlord that can be time consuming. We will deal with this on your behalf.
  • We will, on your instruction, pay your ground rent, insurance, service charges and other such items on your behalf.
  • We will arrange all necessary landlord safety inspections e.g. Gas Safe abd EPC’s.
  • Rent Setting – We will advise you of a market rent for your accommodation and a minimum market rent will be agreed with you.
  • We will issue the Tenant with all necessary information required to ensure a successful tenancy.
  • At the start of the tenancy we will inform the local authorities Council Tax departments of the new tenant’s details and inform the utility companies together with providing them with the meter readings.
  • We will pursue all incidents of non payment.
  • If, for any reason court action is required, we will attend court on your behalf.

OUR LET ONLY SERVICE

  • We will produce and supply adequate information for the tenants regarding the accommodation to ensure a successful tenancy.
  • Rent Setting – We will advise you of a market rent for your accommodation and a minimum market rent will be agreed with you.
  • Be proactive in the marketing of your property.
  • We will, accompany prospective tenants to view your property.
  • We will administer deposits, in line with legislation, which will be held by The Deposit Protection Scheme.
  • We will pursue necessary references and/or credit checks. We will obtain details of prospective tenant’s identity and current employment details. Where it is not possible to obtain the above, we will seek guarantors and alternatively seek checks on the guarantors instead.
  • We will prepare a Tenancy Agreement in accordance with the 1988 Housing Act. It should be noted that our agreements have been drafted by a solicitor and are regularly reviewed to take into account any new legislation.
